The coefficient of determination of the model for Kanda Station was 0.417; in order of the absolute value of the t-value, the factors were the building age, number of stories in the building, contracted floor area, and distance from the station. The results show that office rent tends to increase when the building is younger, the number of stories in the building is larger, the contracted floor area is larger, and the distance from the station is smaller. In this analysis, both the visible area and IV, which are the SS indices, were rejected as a result.

The coefficient of determination of the model is lower than that of the previous study on Shibuya Station, which was 0.475. While the IV and steel construction dummy, which were selected at Shibuya Station, were rejected, the number of stories in the building was selected at Kanda Station.

In this analysis on Kanda Station, while the SS index was rejected, to study the reasons for the selection of the number of stories in the building, we performed a multiple regression analysis. The IV and visible area were individually added to the building age, number of stories in the building, contracted floor area, and distance from the station, which are the factor variables of the model (Tables 6.5 and 6.6).Table 6.5Results of multiple regression analysis on office property unit rent at Kanda Station (integration values were added to the factors)
