Occasionally renting our house has been really helpful in keeping home and garden shipshape. Staying on top of repairs is facilitated if you implement these proactive methods:

• Adopt a minimal lifestyle. The less you have, the less needs repair, and the easier it is to stay on top of repairs.

• Buy quality. The great majority of the products we buy are no longer made to last. Discriminate against ephemeral crap. Spending more for quality pays off over time in repair or replacement costs. For example, if you select metal and wooden tools, they cost more at first but they’ll last longer, look better, and can be repaired more easily.

• Catch the breaks as soon as possible, and repair before it’s too late.

• Save yourself the guesswork. Make a rule to contact the manufacturer when something breaks. They can advise how to proceed with the repair, and often they’ll send you the repair piece free of charge.

• Keep your house exterior under control to avoid pest problems. Remove wood scraps to avoid termites, and keep trees and vines off your house to avoid rodents.
