Mobile Homes and RV Parks

This is another specialty niche for real estate investing. If it helps to know that the largest owner of mobile home parks in the U.S. is Warren Buffett, then you may be even more interested.

This chapter is about homes that at one point in their lifetime are or have been on wheels, but we are actually talking about two very different niches. We’ll be looking at mobile homes for permanent residences, and Recreational Vehicles, RVs, for rolling vacation homes. However, every year more people are moving into RVs permanently. Let’s take a look at the two separately. They are similar in the costs to develop the parks and spaces, but very different in management costs.

Mobile Homes

This niche involves homes that are purchased as residences and moved, often just once, from the dealership to a permanent spot in a mobile home park. The spot can be purchased, but is more often rented on a monthly basis.

The mobility aspect is to get the home to a permanent residential location rather than to travel around with it. In fact, most singlewide or doublewide mobile homes cannot be transported without special road permits and escort vehicles.
