The vegetable soap used in Murphy’s Oil Soap and similar products sticks to hardwood floors. Over time, it causes the sealant to become gummy. Eventually, the floor needs refinishing. You can’t sand and refinish laminate flooring like you can wood floors. You must replace the entire floor!

Counting the Rings

Wood floors that are between 35 and 100 years old require different care than their newer cousins. You still must dust them weekly with a cotton dust mop. To clean up small spills, use the vinegar-and-water solution mentioned in the previous section.

To clean the floor, place the vinegar-and-water solution into a spray bottle and lightly spritz the cotton dust mop until it’s barely dampened. Mop the floor and then launder the duster.

Treat older wood floors two or three times a year with paste wax to maintain their luster. Make sure the paste wax is designed for hardwood floors because not all waxes are created equal. Test a very small spot first for compatibility. You can wax small areas with a household buffer or a towel mop. For large surfaces, consider renting a buffing machine using only a lambswool wax applicator pad. Janitorial supply companies carry the pads.
