Basically you’re doing a great job as a host.

When striving for 5-star reviews, mistakes or issues oftentimes don’t cost you. Typically, the way you deal with those concerns is what can affect your rating. Most guests understand that issues can arise and will care substantially more about how you handle those potential issues. Dealing with the issues is a lot more important or just as important as trying to eliminate or minimize the issues themselves.

For example, if your air conditioner breaks down during the summertime, your guests are likely going to understand that such a problem can arise and that it’s out of your control. That alone likely isn’t going to cause a negative review. If you’re communicative and quickly get the problem resolved, your guests will be appreciative and most likely not respond negatively to that situation. We suggest you also offer a sincere apology and in some situations a small gift. Negative reviews happen when you don’t resolve the issue right away, take hours to respond, and let your guests to fend for themselves.

Fortunately, Airbnb takes the time to monitor the validity of your guest reviews. If ever there is a review that is questionable or a review that was made for the wrong reasons, you can contact Airbnb and request that they evaluate it. If it’s deemed unreasonable or unmerited, then Airbnb will either remove it from your listing or take that mark off so it no longer counts against you on your Superhost status eligibility.
