The building itself used to be a kindergarten, a long time ago. At some point twenty years back, they’d turned it into a school administration building, and put cubicles and mini offices in what used to be classrooms. The old brickwork was everywhere, and it was amazing.

What the building needed the most was new insulation, a new roof, one of the rooms on the first floor needed to be refinished from the roof leak, and the electrical updated. Those were the things I knew I was going to have to do right off the bat. What the city didn’t know though, was what I planned on doing underground. That’s where my stronghold would be.

I got a text back from Ella as I was walking and talking with the agent.

This place would work well. It’s out of the residential areas, which would have been a concern. The city is wanting to unload it. They’re likely worried about asbestos cleanup and they don’t want to pay for it. If you can handle that, I can get your permitting and zoning pushed through. I’m also ready with the leverage if you have need of it. People are standing by.

“So you’re representing the city for this property; what do you think their bottom line is on this? I don’t have to take out a loan, so it’d essentially be a cash sale.”

My lawyer stutter stepped to a stop, and a moment later so did the real estate agent.

“They are asking one point two. For a cash deal, I could probably get them to swing eight seventy five, with the understanding this property is sold as is. It’d be up to you to bring it up to code and do any hazardous waste cleanup.”

“Asbestos, am I right?” I asked.

The realtor rolled his eyes, then nodded.

“Ok, that would be in the disclosure anyways, but that’s going to be pricey. If you don’t put that on the disclosure and I do the cleanup…”

“You have to do this all above the board,” the agent said.

“Oh, I will,” I assured him. “For what I have planned, this place would be perfect.”

“You never told me how you’re going to afford this, or what your plans for this place are Ted,” Ivan, my attorney told me.

“This place is going to become an upscale club that caters to a hungry audience,” I told him. “I’m thinking of calling it, ‘Heaven & Hell’.”

“Excuse me, a club? A night club?” the realtor asked.

“Yup. Probably a topless one,” I told him.

“They’ll never go for it,” he said with a sigh.

“Write up an offer for eight fifty. I can have Ivan send you my financials. He and I have a meeting right after we leave here. I'm going to be giving him my articles of incorporation and financial details, so he can play middleman, if he's still willing to work with me beyond the civil lawsuits.”

“I wish you would have given me a little bit more of a heads up, but I think I know where you're going with all of this.
