Bathroom electrical

Electrical items should not be within 1 m or three feet from a water source such as a shower, water can cause a person to be directly connected to ground. Recommend having a qualified contractor review these items for relocation. Note that these issues are covered in more depth in book # 9 in this series Interiors.

Electrical Cables

Poorly installed or abandoned electrical cables are common deficiencies in homes that have been renovated.

Abandoned cables can be inadvertently energized and should be properly terminated in an electrical junction box or completely removed. Electrical cables can heat up causing house fires if damaged, and need to be installed out of harm's way. Loomex or Romex type cables* installed on the exterior of a building or otherwise exposed, which needs to be protected from damage, branch wiring should be installed in a conduit material or otherwise upgraded with an appropriate armored cable. Interior branch wiring should be protected from mechanical damage below the 5 foot level.

Over the years the electrical code has been consistently modified to enhance safety, professional or knowledgeable installation and handling of electrical cables reduces risk and makes our homes safer.

Walking on top of insulation can damage hidden electrical cables or components and should be avoided in the inspection process.

* The word Romex or Loomex is generic terms which refers to any type of non-metallic sheathed electrical cable and are branded products. More accurately, it is an electrical wiring product sheathed in a plastic coating.
