Even the original ornate metal ceiling panels were still there, hidden above the dropped ceilings. This historic building could have been saved and made back into a charming asset for downtowners to enjoy. Restauranteurs would have loved to have been on the ground floor, and great offices for the owners or others would have been an easy rental for the upstairs. It costs a lot less than you think to bypass the plumbing and electrical systems in old buildings and put in new ones. Plus the original wood timbers are much stronger than today’s, and the bricks stay in fine condition if no one tinkers with them too much. The pressures to tear down buildings come from the belief that the land is worth more than the building and the unknown cost to rehabilitate it, but a successful downtown includes incentives to save historic buildings next door to new ones. The end result could have been a charming, fixed-up treasure of a building that would have been pedestrian-friendly, added soul and interest to downtown, and been patronized by more people than a new building would have been. Transferable development rights could have come into play. It is not always easy, but it is always worthwhile. History is good business and enhances every development.
