In January 1956, a senior at the Wharton School at the University of Pennsylvania submitted a thesis in a seminar on real estate. The seventy-five-page paper wasn’t due until the last day of class, but the student submitted it on the first day of class. “The professor told me that many students over the years had told him that they would do this, but no one ever had,” the student later wrote.

The name of the paper was “Construction of a Low-Cost, Semi-Finished House.” The preface begins with the following statement:
