Spend Money to Make Money

One of my greatest assets as a dealmaker is the exposure from being on Bravo. The show has opened so many opportunities by creating a situation where buyers can find me, instead of vice versa. Because MDLLA gives me tremendous reach, I use it to my full advantage.

For example, I’m involved with a garden charity. Am I the only man involved in this charity because I grow my own flowers and tomatoes?

Ugh, no. I don’t want to get my hands dirty; I just had a manicure.

So why am I part of it?

Well, do you know what garden charities attract? That’s right, fabulously wealthy women of a certain age, clad in Chanel suits and dripping in jewelry and discernment . . . basically my favorite type of people ever.

To help promote our work, I invited a group of twelve older ladies associated with the charity out to lunch with me. The kicker was, we’d put that scene on the show. The women loved it and we had a blast filming together.

The scene was meant to be a comedic element, “Oh, look at Josh surrounded by all these Golden Girls telling him what to do!” Honestly, the day was a riot, especially because the women were tremendous sports. While everyone likes to see me argue with Altman or swan around a mansion, this lunch was a fun diversion from the norm for all involved.

But I do nothing without a reason; I’m too calculating for that. What you didn’t see on television afterward was the goodwill I built up. Thanks to the event, I ended up selling to the women in the group over the years, including a $10 million listing, all for the cost of a $1,000 lunch.

Here’s the thing—you don’t need to be a billionaire to maximize chances to sell more. (Doesn’t hurt, but it’s not necessary.) The fact is, wherever you are in your sales career, if you just supplement the tools you already possess—your confidence, creativity, and in my case, cunning—with a couple bucks and a posse who has your back, the sky’s the limit.
