Budget Breakdown

Other than the general construction budget for the house (walls, floors, electrical, HVAC, etc.), there are likely two main places in your living room where the budget goes and can potentially get out of control: built-ins and furniture.

Built-Ins: We have a simple fix for costly custom built-ins: Just don’t do them! You can always get an inexpensive bookshelf, hutch, or credenza for storage. That said, custom built-ins can be very beautiful and useful, so if you do want to include them on the cheap, create recessed areas inexpensively with drywall while you’re building the walls and put in floating shelves. It’s much less expensive than building the entire unit out of finished wood and will give you the look and functionality of custom built-ins without an enormous price tag.

Furniture: We have seen more people than we can count renovate their home beautifully and forget to save any of their budget for new furniture. We get it. You can always get that later, right? But after you spend months making every space perfect, you might not be too excited to see your tired furniture in your newly renovated home. So, what can you do to make sure your furniture is doing your new home justice without breaking the bank? When we have a seriously low furniture budget, we always start with what is already owned. Everything may not be coming into the new house, but no doubt there are a few pieces that can. We also pay attention to what can be repurposed, refreshed, and reupholstered. If it’s a good piece but the wrong wood tone, that can be changed. If the upholstery is stained or worn, reupholster it. The next thing we do is look for vintage or used items. Websites like Etsy and Facebook Marketplace are a great place to find items, often in good condition or which can be easily refurbished. Finally, you can often get great deals on furniture from the big box stores. Look for inspiration from custom pieces and try to find similar items for much less at the big stores. We do recommend mixing in some unique pieces as well, so you don’t end up with too much of a catalog look.
