Job Category: Realtor’s or Landlord’s Helper

Most real estate agents are self-employed or work for small agencies with not a lot of extra helpers. Many times, though, these realtors have to handle a wide range of tasks that include everything from putting up open house signs to keeping lawns mowed to making sure unoccupied houses are cleaned and ready for a showing. The same situation exists for those renting their houses to vacationers or on a more permanent basis. Cleaning, yard work, and maintenance need to be done on these houses just as much as on regular houses, but these people don't have the extra staff to get it all done. You can be that fill-in person to help when things get busy.

Potential hourly price range: You can expect to charge approximately $10 per hour. On-call services can be billed at $15 to $20 per hour.

Equipment or supplies needed: Depending on the type of work you're doing, you might need a small tool kit or basic cleaning supplies, as you won't be able to find these at unoccupied homes.

Costs: Low to medium depending on the equipment you buy

Logistical considerations: You'll need your own transportation, as you'll be traveling to many different locations. You'll also need a map, a GPS, or a good understanding of locations in your community. You might have to work weekends or evenings.

Permits/licenses needed: You'll need a driver’s license and proper car insurance. If you're driving your customers’ cars, make sure you have the necessary insurance policy to cover you while driving someone else’s vehicle.

Skills and education needed: The skills needed to perform this job will vary with the work. Generally, basic understanding of cleaning, maintenance, or yard work will be enough to get by.

Fits with these interests and attributes: Ability to follow directions and adapt to changing situations, problem-solving skills, good attention to detail, like to help others, good communication and people skills

Your customer’s profile:

Personal: Most of your customers will be business-oriented, although you can find work with some people who are renting out only one or two properties out of necessity, such as a summer cabin or personal residence.

Business: Small realtors and small rental offices that have many properties to maintain and manage

References needed: Yes, but minimal — your work will prove your value.

Seasonality: Any time of the year but likely will peak around the busy spring selling season or the popular vacation rental times in your area

Safety issues: Personal safety issues related to working alone, with strangers, and in unfamiliar locations. You'll also be responsible for the properties and their contents while you're working, which means you'll need to protect against theft or damage during your watch.

Marketing ideas and how to reach your potential customers: Stop by the offices of realtors and rental companies and offer your services for whatever they need. Be open to taking on a multitude of tasks on, and be sure to ask your customers for referrals or leads to other realty companies. Check in with these people throughout the busy season, as they might lose regular employees or gain unexpected work they need help with.
