Furnishings and presentation

The last point affecting the property is the way it is presented and the furnishings. The property doesn’t have to be pristine when the agent views it as the agent is looking at the bones of the property and the style, to see if their core niche will like the property. Prior to the tenant’s arrival the property will be professionally cleaned ready for the tenant’s arrival.

The property needs to have decent furnishings that match; the old couch from your mum’s house and the armchairs from the side of the road just won’t cut it – sorry. People will be paying good money for the property so it has to be worth the price.

Many times we have viewed properties and the location or the furnishings have not been up to a reasonable standard. This can be disappointing news for the owners. All owners believe their properties are the best as it is an emotional thing. In some cases the parents have passed and the children need to lease the property out before they make a decision on what to do with the property. This property can have the elderly parents’ furniture, which even though emotionally important for the children is not of an acceptable standard for a short-term rental. The property needs to be of an executive standard.
