WELL SYSTEM

Water comes into the property from a well that is located on the property. The well will have either a submersible pump connected to a 1-inch line near the bottom of the well casing or a jet pump mounted inside the house, usually near the pressure tank. This tank applies the correct amount of pressure to the well water in the system.

A submersible pump located near the bottom of the well casing has a check valve that closes when the pump stops running, so the 1-inch line remains primed and will not interrupt the constant flow of water when the pump turns back on. A jet pump has the same check valve at the bottom of the 1-inch line that is located near the bottom of the well casing and will not interrupt the flow of water when the pump turns back on.

A steel pressure tank located in the house contains a rubber bladder. The bladder is filled with air to a factory setting; the water from the pump enters the pressure tank at the bottom connection, and the rubber bladder is used to apply pressure against the water.

The bladder pressure should be 2 pounds less than the cut-on pressure limit of the pressure switch. With the pressure switch in the “on” position, turn off the breaker to the pressure switch. Drain water from a faucet nearby until you hear the contacts close on the pressure switch. Stop the flow of water from the faucet. Remove the valve stem cap and check the bladder pressure with a tire gauge. The gauge should read 2 pounds lower than the cut-on setting of the pressure switch. If the reading is lower than 2 pounds, add enough air to achieve the 2-pound difference.
