What to say in your advert

What you say in your advert may depend upon the space available in the publication or website and what that ad space is costing you. Obviously, there are some things that you just have to get in and there are some other things that are less essential but, if space and cost allow, are useful to include.

Of course, where the advert is costing you a lot of money, you might be limited to stating just the location and the rent. If you do this, however, you will end up with a lot of enquiries from people for whom the property is unsuitable – e.g. they wanted furnished and your place is unfurnished. You will also get enquiries from people whom you may not want – e.g. from people on housing benefit when perhaps you only wanted people in full-time work. Fortunately for most Internet-based adverts – which is where most people look – text space is usually very generous, if not unlimited, so you can provide full details.

Let’s have a look at what you should put in your advert – and why.

State the location

It’s important to state the location accurately and not lie about where it is. Don’t say it’s central Manchester if it’s really in Salford. If you do, it will annoy potential tenants because if there is one thing that tenants are clued-up about, it’s location. If you say it’s in central Manchester and it’s really in Salford, what will happen is that lots of people just won’t turn up for the viewings. Also, use the Google Maps Street View facility to show a video of the road it is in.

Don’t expect potential tenants to call you and tell you that they are not coming – in my experience only about 30 per cent of tenants will do this.
