Your clients and prospects look at you as the expert. In reality, there is no way to accurately and scientifically place a value on a home; a lot depends on market conditions (that week!), luck, and even the weather. But sellers understandably want you (the expert) to tell them exactly what their home is worth. So, I do my best to give them as much hard data as I can to justify my pricing recommendation.
