Flooring: Flooring can make or break a sale. This is another part of the renovation where you need to stay up to date on what is popular in your area. For example, in some hip, upscale neighborhoods you won’t find carpet anywhere. In other areas, it can be more prevalent. Try to match the top-selling comps with the same type of flooring. Do not cheap out on this part. You should go through the highest sold comparable properties in your area and make a list of what type of flooring they had in different part of the house. Hardwood floors throughout the living area and tile in the bathrooms are usually a good bet, but always check.

You can often refinish older hardwood floors and make them look great. Buyers often appreciate keeping some of the historic charm of an older property.

COST ESTIMATE: Hardwood floors usually cost about $7-$15 per square foot to install. If you are just refinishing the floors, then expect to pay $2-$6 per square foot. Installing tile is similar and will be in the $7-$15 range. If you are replacing carpet, expect to be in the $2-$5 per square foot range.
