To get you started, let’s look at an example. We’ll start with a real subject property and go through the process.

With the list of comparable sales below, there is a big difference between older home sales prices and newer ones, so I select the three properties closest in size to my property that were recently built.

Next, I adjust each of them based on how they compare to my property. Then I take the average of the three after adjustments:
