My boss, Jessica Peters, is one of the most intimidating people I’ve ever met, and yet somehow charming to the point that watching her business interactions is downright comical. Everyone who meets the woman falls instantly in love, and from there her powers of manipulation are free to do whatever they please. It’s truly uncanny and, as her faithful employee, it’s something I try to aspire to. Unfortunately, we just don’t see eye to eye on a lot of things around the office, and right now it’s coming to a head.

I work at a commercial investment firm, specializing mostly in real estate opportunities. We develop land that our company determines to be valuable, turning it into massive shopping centers where slums existed before and, although it’s not exactly glamorous work, our business is incredibly successful.

I’ve worked my way up the ranks high enough now that I’m routinely being put in charge of entire development operations, even finding my own sites and pulling the trigger on multimillion-dollar deals. It’s a rush, to say the least, but I’m still only allowed to move forward when Jessica signs off on it.

“Peter, we can’t keep having this conversation.” Jessica tells me as I sit across the desk in her massive, sunlit office overlooking downtown Los Angeles. “I know you’ve got your heart set on this deal, but it’s not a home run.”

“Who knows?” I tell her. “It’s a risk, I get that, but isn’t that what this is all about? Taking risks sometimes?”

Jessica leans back into her chair and shakes her head. “At this point, no. We’re a publicly traded company now, the days of flying solo like that are over, Peter. We need to be cruising upwards slow and steady, and the last thing we need to be spending money on is a project that isn’t a sure thing.”

“But if this works it’s going to be huge!” I protest. “This land has the potential to have five times the value after we get in there.”

“ If it works,” Jessica says. “I’m not interested in ‘if’ right now.”

I take a deep breath, trying not to get flustered even though I’ve lost track of how many times we’ve had this conversation over the last week.

“Listen, I consider you a friend,” Jessica tells me. “We’ve been through a lot together and that’s the only reason I’ve allowed you to come in here and pitch me this many times, but honestly, if I hear about it again there’s going to be consequences.”

Her words make the hair on the back on my neck stand on end. The woman is equal parts friendly and ruthless, and I’m not interested in flipping over to the ruthless side any time soon.

“I’m sorry about that. You’re right,” I lie. I know this is a killer project for our company to focus on, but I also know when to quit; at least for the time being. “Thank you for hearing what I had to say.”

I stand up to leave, almost making it out the door of Jessica’s office when she suddenly yells after me.
